After a leak: questions about hidden moisture

An apparently dry floor does not explain what is happening underneath it. These questions help you understand a provider’s assessment and the evidence behind a drying plan.

Ask where the water travelled

Describe the leak location, duration and visible changes. Ask the provider which adjoining spaces or material layers warrant assessment. Do not cut walls or lift flooring simply to investigate without checking safety, ownership and the proposed scope.

Ask what the measurements mean

Request an explanation of the measuring method and where readings were taken. A number alone is difficult to interpret. Ask how the provider compares affected materials with an appropriate reference and records changes over time.

  • Where were readings taken?
  • What materials are being compared?
  • Will dated progress records be supplied?
  • What criteria determine when equipment is removed?

Discuss changes before they happen

If the assessment identifies additional work, ask for the reason, alternatives and revised price in writing. Separate drying from repairs so that you understand which tasks and costs are included.

Follow up on the cause

A drying plan does not replace repairing the original leak. Ask who will address that source and how the area will be checked afterwards. Obtain site-specific advice from qualified professionals.
