Make safety the first decision
Keep people and pets away from affected areas until hazards have been assessed. Do not enter standing water to reach switches or appliances; ask a qualified electrician or the utility to handle electrical risks. Call 911 for immediate danger. A website enquiry is not emergency dispatch.
Keep a simple record
If access is safe, photograph the affected rooms and belongings before cleanup. Note when you noticed the problem, the likely source and the people you contacted. Save estimates and receipts in one place. Contact your insurer for its documentation requirements; do not assume a particular loss is covered.
Prepare for the assessment
Ask what the proposed visit includes before approving work. A clear conversation should distinguish investigation, water removal, drying, material removal and repairs. Ask how the scope and charges will be recorded.
- Which rooms and materials will be assessed?
- Who can authorize changes to the scope?
- How will progress and completion be documented?
- What payment is requested before work starts?
Keep the next step manageable
Make a short contact list: property owner or manager, insurer, and the provider you choose. Record commitments in writing. Do not let a promised appointment persuade you to reenter an unsafe building.
