Recovery guide / Scope & cost

What affects cleanup cost and drying time?

There is no reliable universal price or drying deadline for a damaged property. A useful estimate explains the condition, the work and what could change—not just a number.

Ask for a condition-based estimate

The amount of water, contamination, time before assessment, access and type of material all affect the scope. Water under flooring or behind cabinets may need a different approach from a small, visible spill.

Understand equipment billing

Ask what equipment is proposed, the charge per unit or day, how often the provider checks progress and who authorizes extra days. Confirm whether after-hours assessment or minimum charges apply before booking.

Use measurements for completion

A room that feels dry may still contain wet materials. Ask which measurements the provider uses, what it compares them with and how it records progress. A promised fixed drying window is not a substitute for assessment.

Separate mitigation from rebuilding

Removal, drying and reconstruction may be estimated separately. Request an itemized explanation of each phase and ask about work that is excluded. Compare equivalent scopes rather than headline prices.
