Water extraction and structural drying: what to ask

Ask what water removal includes

Describe where you can see water and how long the problem may have been present. Ask whether the quoted service covers only standing water or includes assessment of adjoining areas and materials. A room size alone does not tell you which layers or spaces need attention. Let a qualified provider assess the actual conditions.

Understand the drying proposal

Request a plain explanation of what will be dried, what equipment is proposed and how progress will be checked. Ask why each part of the plan is needed. Keep drying, cleaning and repairs clearly separated in the proposal so you can see what you are authorizing and which decisions remain open.

Request useful moisture records

Materials can contain moisture without looking visibly wet. Ask where measurements will be taken and how the provider will interpret them. A record is more useful when it identifies the material, location and date rather than showing an unexplained number.

• What areas and material layers are being assessed?
• How are reference readings chosen?
• How often will progress be reviewed?
• Will I receive the final drying records?

Clarify equipment and revisit charges

Ask whether equipment is charged by the day, by a package or through another method. Confirm who decides when it is removed, whether monitoring visits are included and how a longer drying period would affect the estimate. Request written approval before additional work or charges are added.

Know what completion means

Ask the provider to describe its completion criteria before work begins. Confirm whether the handover includes drying records, photographs or a separate repair estimate. Drying does not itself resolve the cause of a leak: establish who will address that source and what follow-up is recommended.
